What We Inspect:
Omni Home Inspections' goal of the Pre-Purchase Home Inspection and Pre-Sale Home Inspections are to provide our clients with a clear understanding of the property and its components, by revealing the general condition of the property as it is visually inspected at the time of the inspection.
On average, the prospective home buyer spends less than one hour in the home prior to making an offer. This makes it very difficult for the buyer to have a comprehensive understanding of the home's condition. By having a Pre-Purchase Home Inspection we can greatly reduce these risks of buying a home.
If you are planning on selling your home, a Pre-Sale Home Inspection is an advantageous step to take in preparing to list your home. You may not be fully aware of the current condition of your home and know what repairs or modifications that might be necessary in order to close the deal. A Pre-Sale Home Inspection will reveal important information about your home which can prove to be very beneficial when it comes time to negotiate the sale.
The Home Inspection includes a visual inspection of the following components and systems:
Landscape/Site
Earth conditions near the foundation, fences, gutters, patios, drives, retaining walls, property drainage, sprinkler system.
Exterior/Roof
Roof condition, flashings, sidings, trims, garage doors, windows, doors, attached decks, balconies, stairs, walkways, handrails.
Attic Areas/Roof Framing
Framing and sheathing, access opening(s), insulation, ventilation.
Heating and Air Conditioning Systems
Fireplace, chimneys, evaluate the operation of HVAC systems including evaporator/condenser, combustion air, ducting and registers, venting, and circulated air systems.
Water/Plumbing
Visible gas and water lines, possible cross connections with potable water supply, water heater, laundry, faucets & valves, drains, pumps, sumps, LPG tanks.
Electrical
Service panel, loading, appropriate wire sizing, aluminum wire, service drop, grounding, weather head, GFCI circuits, generators.
Bathrooms
Shower, tub, wash basins, toilets, faucets, flooring, walls, ceiling, surrounds and enclosures, counter tops, ventilation.
Interior
Walls/ceilings, flooring, weather-stripping, firewalls, smoke alarm, stair safety, hand and guard-rails, electrical outlets and switches, fans and lighting, cabinets, doors.
Kitchen & Appliances
Oven, range, range-hood, dishwasher, flooring, sink, faucets, drains, lighting, disposal, compactor, water filter, cabinets.
Structural
Foundation, basement or crawl-space, framing members, insulation, venting, clearances, bracing, remodel effects.
